What Can 100 Random Properties Tell You About Risk? A Lot.
How aerial imagery and AI bring to the surface hidden risks across your portfolio, instantly, and at scale
If you’re in lending, risk, or portfolio management, you know this reality: portfolios are all over the map. One home in Florida, another in Iowa. A few scattered across California, Texas, and beyond.
That got us thinking. What if we picked 100 random addresses, just like a customer might have, and analyzed them using Vexcel’s AI-powered property insights?
We did exactly that. Using our high-resolution Ortho imagery and Elements AI, we reviewed 100 residential properties stretched across 16 states. No field visits. Just imagery and AI-derived insights.
What did we find?
We discovered when it comes to roof condition:
- 43 had a rating of 3/5 for fair, showing signs of risk. 41 were rated 4/5, and 16 scored a perfect 5/5. None scored in the 1/5 or 2/5 condition rating.
- 57 showed visible roof discoloration with 23 of those indicating staining of 20% or more on the roof
- 41 had solar panels, signaling investment in renewable energy and possible value adjustment
- 41 had tree cover over the roof, increasing risk of damage
- 83 had shingle roofs with 7 tile, 7 membrane, and just 3 metal
- Gable roof shapes were more prevalent with 60 properties, then 29 hip and 11 flat
We uncovered all these details in just minutes from the Vexcel Platform, without needing a site visit or inspection.
Elements AI: Aerial Imagery Meets Automated Insight
How did we do it? Vexcel delivers more than 40 property attributes under its Elements AI product line, covering rural and urban areas across the contiguous U.S. and cities in Hawaii.
This data comes from our high-resolution aerial imagery, purpose-built for AI analysis and measurement. It delivers the consistency and reliability needed for automation, modeling, and confident decisions.
Key attributes include:
- Roof condition, shape, type, material
- Solar panels, chimneys, skylights, AC units
- Hardscaped areas, pools, courts, trampolines
- Tree cover, discoloration, past-catastrophic damage
This data can be accessed at scale through Vexcel APIs and readily integrated into your systems to accelerate loan reviews, underwriting, and portfolio approvals.
Smarter Portfolios Start with Smarter Property Data
With accurate, up-to-date data, you can improve portfolio management by:
- Spotting risk early (for example, will the roof hold up in a major storm)
- Prioritizing inspections and repairs (based on discoloration, tree cover, or other risk factors)
- Supporting compliance and audits (with verified property characteristics)
- Scaling operations (by reducing reliance on fieldwork)
- Identifying high-quality investments (to grow your portfolio with lower-risk properties)
This is property intelligence for managing complex, distributed portfolios. When you know more about each asset from the roof down, you can reduce exposure and improve loan decisions with confidence.
